Full rewire
A rewire replaces every cable, socket, switch and light fitting in the house and installs a new consumer unit with RCD protection to current wiring regulations. It is the moment to add what a modern house needs: more sockets in every room, USB outlets, outdoor power, a proper kitchen ring, EV charger supply, and data cabling for reliable Wi-Fi. Every circuit is tested and you receive an Electrical Installation Certificate, which you will need when you sell or let.
Signs you need one: a fuse box with rewirable fuses or no RCD, rubber or fabric-covered cable, round-pin sockets, or a survey that flags the electrics. Most houses wired before the 1980s and not touched since are due.
Full replumb
A replumb replaces the hot and cold pipework, waste pipework, radiators and usually the boiler. Old lead supply pipes go, the incoming main is upgraded, and the system is rebalanced so the upstairs bathroom actually gets pressure. If the house has a cold-water tank in the loft and a hot cylinder in a cupboard, this is when most people move to a combi or an unvented cylinder and get the space back.
All gas work is carried out by Gas Safe registered engineers and certificated.
Why do both together
Both jobs mean lifting floorboards and chasing walls, and both leave the house in a state that needs replastering and redecorating. Doing them at the same time means one period of disruption, one lot of making good, and a house that is genuinely finished rather than half done. It is why we normally do this work as the first stage of a full refurbishment.
Landlords and licensing
Rented properties need a valid Electrical Installation Condition Report every five years, and a boiler with an annual gas safety certificate. If your report has come back unsatisfactory, a rewire is often cheaper than piecemeal repairs and gives you a clean certificate for five years.

How much does a full rewire cost?
A two-bedroom flat typically runs £4,500 to £6,500, a three-bedroom house £7,500 to £11,000, including the consumer unit, certification and making good the chases. Decoration is extra. We are not VAT registered, so no VAT on labour.
How much does a full replumb cost?
Typically £6,000 to £10,000 for a three-bedroom house including new radiators and pipework, plus £2,500 to £4,500 for a new boiler depending on the model.
How long does it take?
A rewire takes five to ten working days in an empty house, longer if you are living in it. A replumb is similar. Combined and done as the first stage of a refurbishment, allow two to four weeks.
Can we stay in the house?
Yes, but it is uncomfortable: floors up, power off in sections, water off for parts of the day. If there is any way to be out for the first week, take it.
