Havering is the most suburban borough we work in. Semis and detached houses on wide plots, with driveways, side access and long gardens. That removes most of the constraints we deal with in inner East London, and it changes what people ask for:

  • Double-storey rear extensions adding a bedroom above a new kitchen-diner, which is often better value per room than a loft.
  • Wrap-around and side extensions, using side access that inner-London houses simply do not have.
  • Hip-to-gable loft conversions on the 1930s semis of Gidea Park, Hornchurch and Upminster.
  • Garage conversions and outbuildings, where the garage has become storage and would work better as a room.
  • Full refurbishments on houses bought from older owners and not touched since the 1980s.

Gidea Park garden suburb

The Gidea Park estate is a conservation area with an Article 4 direction, and the council is protective of its Arts and Crafts houses. Extensions there need a planning application and a design that suits the house. We have worked to those constraints before and will tell you at the site visit what is realistic.

Pricing bigger jobs properly

Yes, the whole borough — RM1 through RM14. Upminster and Rainham are about forty minutes from our East Ham base, so we plan site visits in the area together and will always tell you honestly if a smaller job is one we can do well at that distance.

What does a double-storey extension cost?

Typically £110,000 to £170,000 for a 4m double-storey rear extension with a kitchen below and bedroom above, depending on glazing, roof design and whether the first-floor room has an en-suite. Not VAT registered, so no VAT on our labour.

Can you convert my garage?

Yes. A single garage converts to a habitable room for around £14,000 to £22,000 including the new front wall, insulation, damp-proofing, electrics and building control.

Is Gidea Park a conservation area?

Yes, and it has an Article 4 direction removing permitted development rights. Extensions there need a planning application; we design to the estate's guidance.
