What a full refurbishment covers

A complete refurbishment usually means taking the house back to brick and joist in the areas that matter, then rebuilding it properly: full rewire to current regulations with a new consumer unit, replumb with a new boiler and heating system, damp treatment where needed, replastering, new internal doors and skirting, a new kitchen, one or two bathrooms, flooring and decoration throughout.

We sequence it in the order that avoids doing anything twice — strip-out, structural, first fix, plaster, second fix, decoration, snagging — and give you a week-by-week programme so you know what is happening when.

If you have just bought the house

The cheapest time to do this work is before you move in. Nothing needs protecting, nothing needs working around, and the trades can overlap instead of queueing. A refurbishment that takes fourteen weeks around a family in residence often takes eight or nine in an empty house.

Landlord and rental refurbishments

For rental property the maths is different: every week of work is a week of lost rent, so speed and compliance matter more than finish detail. We schedule around void periods, prioritise the things that affect the EPC rating and the licence, and work to a specification that survives tenants rather than one that photographs well and fails in a year.

How much does a full refurbishment cost?

A two-bedroom flat typically starts around £38,000, and a three-bedroom terrace with a rewire, replumb, kitchen and two bathrooms usually runs £60,000 to £95,000. The biggest variables are how much structural and damp work is hiding behind the plaster, and the specification of the kitchen and bathrooms.

Do you do partial refurbishments?

Yes. Plenty of jobs are a rewire and a kitchen, or two bathrooms and decoration. We quote the same way — itemised by trade, so you can see what each part costs and drop anything you want to defer.

Do you supply the kitchen and bathroom, or do we?

Either. Some clients want us to supply everything on one invoice, others prefer to buy their own units and have us fit them. Supplying it yourself usually saves money on the units and costs you time managing deliveries.

Can you work while tenants are in the property?

For smaller works, yes, room by room. For a full refurbishment we strongly recommend a void period — it is faster, cheaper, and avoids disrepair claims.
