Builders in Barking & Dagenham
Extensions, loft conversions, refurbishments and landlord works across Barking, Dagenham, Becontree, Chadwell Heath and Rush Green — a short run east from our East Ham office.
The Becontree factor
A large share of this borough is the Becontree estate — around 26,000 homes built in the 1920s and 30s, and now one of the biggest concentrations of ex-local-authority housing in the country. Most are now privately owned, and they share a fairly consistent construction: solid or early cavity walls, generous plots, and roofs that convert well.
That consistency is useful. We have priced enough of these houses to know what is behind the plaster before we open it, which means fewer surprises and fewer provisional sums than on a mixed period street.
- Rear extensions — plots here are deep, so 4 to 6 metres is usually achievable under permitted development.
- Loft conversions — the standard roof pitch takes a rear dormer comfortably.
- Full refurbishments on houses bought at auction or in probate, which is common in RM8 to RM10.
- Landlord compliance and HMO works, where the borough’s licensing scheme sets the specification.
Buying at auction here?
A lot of the property changing hands in Dagenham needs work, and auction timescales are short. If you are bidding, we will walk the house with you beforehand and give you a rough refurbishment figure so you know your real all-in cost before the hammer falls. There is no charge for that.
Landlord works and licensing
Barking & Dagenham runs a selective licensing scheme covering much of the borough, with conditions on fire safety, amenity standards and property condition. We build to those conditions from the start — fire doors to the right rating, correctly graded alarm systems, and compliant escape routes — so the property passes inspection first time rather than needing a second visit from us.

Questions from Barking & Dagenham customers
How far east do you go?
The whole borough — IG11 Barking through RM8, RM9 and RM10 Dagenham, plus Chadwell Heath and Rush Green. We also cover Romford and Havering on request.
Can you price a house before I bid at auction?
Yes, and there is no charge. Send us the lot details and we will walk it with you during the viewing window, then give you a written ballpark within 48 hours so you can set your maximum bid properly.
What does a rear extension cost on a Becontree house?
Around £2,100 per m² as a starting point, and these houses tend to price predictably because the construction is so consistent. A 4m rear extension typically lands between £45,000 and £60,000 depending on glazing and roof design.
Do you do landlord licensing works?
Yes. Fire doors, alarm systems, escape lighting and amenity works to meet the borough's selective licensing conditions, scheduled around void periods so you lose as little rent as possible.
