How a job runs with us
Most people have been let down by a builder before. This is the order we do things in, and what you get at each stage.
Site visit, free
We come out, measure up, look at the drawings if you have them, and tell you straight away if anything in the plan is going to cause trouble.
Written quote in 48 hours
Itemised by trade and stage, with a provisional sum flagged where something genuinely cannot be known until we open it up.
Contract and start date
A simple written agreement with a stage payment schedule. You pay for work already done, never up front.
Build, with one contact
One site manager, their direct number, and photo updates at the end of each week so you can see progress without visiting.
Sign-off and snagging
We walk the job with you, write the snag list together, and clear it before the final payment. Certificates and guarantee handed over on completion.
What the work looks like
Drawings, not photographs. We are building our photo library as jobs complete — until then, here is what each of the three main builds actually involves.
Where we work
All of Greater London. We are based in East Ham, and for larger jobs — extensions, lofts, full refurbishments — we run teams anywhere inside the M25.
What we put in writing
We are a new listing on Google, so we have no reviews to show you yet. Rather than fill this space with anything else, here is what we commit to on every job.
Nothing paid up front
Payments follow completed stages, set out in the contract before we start. If a material order needs paying early, you get the supplier receipt with the invoice.
An itemised price, not a number
Broken down by trade and stage, with a provisional sum flagged wherever something genuinely cannot be known until we open it up.
Our overrun is our cost
The quote carries a target finish date. If we run over for a reason that is ours, you do not pay extra for it.
Questions people ask before booking
Do you charge for a quote?
No. The site visit and the written quote are free, and there is no obligation afterwards. We would rather price ten jobs properly than guess at one.
Do I pay anything before work starts?
Nothing. Payments are tied to completed stages, set out in the contract before we start. If a material order needs paying up front, it is invoiced separately with the supplier receipt attached.
Are you insured?
Yes — £2m public liability, and we will email you the certificate before you commit to anything. All our tradespeople carry current CSCS cards.
Do you deal with planning and building control?
Yes. We submit building control notices, book the inspections and meet the inspector on site. If you need drawings or a structural engineer, we can introduce you to ours.
What happens if the job overruns?
The quote carries a target finish date. If we overrun for a reason that is ours, you do not pay extra. If it is a variation you asked for, or something genuinely hidden in the structure, we tell you the cost and the delay in writing before we carry on.
How soon can you start?
Smaller works usually within two to three weeks. Extensions and lofts are typically booked six to eight weeks ahead, so it is worth getting a quote early even if you are not ready yet.
